Subject matter of the contract:
1.1 The following General Terms and Conditions govern the contractual relationship between the landlord (hereinafter referred to as the “provider”) and the tenant (hereinafter referred to as the “tenant”) in connection with the rental of vacation accommodations.

Booking and conclusion of contract:
2.1 To make a booking on the website, the guest clicks on “Book now” during the booking process. The request is then reviewed and the guest receives a booking confirmation or a rejection. The booking is only valid once a booking confirmation has been received.
2.2 By booking holiday accommodation, a binding contract is concluded between the provider and the tenant.
2.3 The booking can be made in writing, by email, WhatsApp, or via the booking system on the website.

Payment and cancellation:
3.1 The payment terms are specified during the booking process.
3.2 Cancellations made up to 5 days (120 hours) before the earliest possible check-in on the day of arrival are free of charge.
3.3 For cancellations made less than 5 days (120 hours) before the earliest possible check-in on the day of arrival, a cancellation fee of 50% of the total amount will be charged.
3.4 The provider reserves the right to charge the total amount if the guest does not show up on the day of arrival.

Arrival and departure:
4.1 Arrival is possible from 3 p.m., departure must be by 12 noon.
4.2 The provider may charge an additional fee for late departure.

Pets:
5.1 Pets are not permitted.
5.2 In the event of non-compliance, the provider reserves the right to charge an additional cleaning fee.

Liability and compensation:
6.1 The tenant is liable for any damage caused during their stay. Any damage caused must be reported immediately.
6.2 In the event of damage or excessive soiling, the provider reserves the right to charge the corresponding costs.
6.3 Smoking is prohibited in the accommodation – a fee of €100 will be charged for non-compliance.
6.4 When leaving the house, all doors must be closed and locked.
6.5 Disposing of hygiene products and other items in the toilet – except for toilet paper – is strictly prohibited, as this can cause blockages, flooding or, in the worst case, damage to the lifting system. The costs for special cleaning shall be borne by the tenant. Calculated according to time and damage!
6.6 The fire pits in the house (wood stove) and in the garden (fire bowl) must not be left unattended.
6.7 Entering and using the large Rodl is at your own risk!
6.8 Respect the environment! Littering in the outdoor area will not be tolerated and may be reported to the authorities.
6.9 There may be nails in the firewood provided!
6.10 In winter, the access and outdoor areas on the property are not gritted or cleared of snow. If necessary, please contact office@rodltal-huetten.at.

Use of the accommodation:
7.1 The accommodation may only be used by the number of persons specified in the contract.
7.2 Any commercial use of the accommodation is prohibited.
7.3 The accommodation and the property may not be used for parties of any kind.
7.4 Use marked firewood exclusively for its intended purpose (firewood for wood-burning stoves or campfires).

Returning the keys:
8.1 The two RFID cards (transponders) must be returned by 12 noon on the day of departure at the latest. If the transponders are lost, the provider reserves the right to charge a replacement fee of €25 per transponder.

Data protection:
9.1 The provider undertakes to comply with data protection regulations. Details can be found in the privacy policy on the website.

Miscellaneous:
10.1 Amendments or additions to the contract must be made in writing.
10.2 Should individual provisions of these General Terms and Conditions be or become invalid, the validity of the remaining provisions shall remain unaffected.

Place of jurisdiction and applicable law:
The place of jurisdiction is the District Court of Urfahr. The law of the Federal Republic of Austria applies.

The above terms and conditions are binding and come into effect upon booking. The renter confirms that they have read and accepted the terms and conditions.
